It seems that there is no summer holiday season in Eiffel Square Office Building. Medicover Zrt decided to sign a long-term lease agreement, and thereby significantly expand its capacity to provide private healthcare services to its Budapest customers. The new Medicover clinic will open on January 1, 2012.
Eiffel Square, developed by Europa Capital and its exclusive local partner, ConvergenCE, was completed in the second half of 2010 and only a year later reaching 90% occupancy. Her Excellency Eleni Tsakopoulos Kounalakis, US Ambassador to Hungary today officially opened the Eiffel Square Park & Restaurants complex located at one of Budapest's most important transport nodes, adjacent to the Nyugati (West) railway terminus.
The "Eiffel Square Office Centre", which has being constructed in a joint development by ConvergenCE and the DVM Group, is complete and letting up well.
With today's opening of the MIX Restaurant, Bar and Nightclub, the restaurants are complete, together with the U26 restaurant. The Park has been open during the summer and has already become the favourite public space of many local residents providing an oasis of calm with its landscaped gardens and water features, in the middle of the downtown. It hosted a large downtown venue for the World Cup with a huge LCD screen in the park. The developers who remain responsible or the management and maintenance of the park plan to install a skating rink in the winter in order to provide a year round recreation venue.
The majority investor in the Eiffel Square development, which has a total value of EUR 40 million, is the Europa Fund II real estate fund.

EIFFEL SQUARE OFFICE BUILDING AND PUBLIC PARK CLOSE TO COMPLETION
The "Grand Completion" of the Eiffel Square Office Building and Cultural Park, in the heart of Budapest took place on the 29th September in the magnificent new public square located next to the Nyugati railway station. The event celebrated the construction completion of the 23,663 sq m office and retail scheme, and the 4,800 sq m cultural park.
The €40 million investment is undertaken by the international investors of Europa Fund II and realised by the developers ConvergenCE and DVM Group. The general contractor is Hérosz Zrt and the exclusive letting agent of the retail units is Cushman & Wakefield international real estate advisor. The building was designed by Budapest's most prestigious architectural studio Finta & Partners, led by Ybl award winning architect, Antal Fekete.
The € 1,1 million cultural square and park in front of the new office building will be a unique new public space in the downtown of the City. It will have a choice of restaurants and cafés, soothing water features and the possibility to host ice skating in winter and cultural events in summer.
The design of the building was harmonized with the requirement of the Central Architectural Board, which is the primal architectural organization in Hungary, and the jury of the National Office of Cultural Heritage and of course with the architectural department of District VI.
Not surprisingly given the excellent location and the high quality of Eiffel Square, we have strong interest in the 17,175 sq m Eiffel Square Office Building and the 1,978 sq m restaurant level with 5 restaurants and cafés offering a range of cuisine with terraces on the new public square.

For the completion of the project The European Crystal Cow, designed by Manooi, Zoltai Judit and János Héder is exhibited on the 6th floor of the Teréz krt. wing. The Crystal Cow decorated with 14.000 Swarovski crystals toured around Europe and was exhibited in Vienna in the Palais Hofburg and on the Graben, in Milano, and in several remarkable locations in Budapest.

The „Topping Out" of the Eiffel Square office and retail complex located next to the Nyugati railway station in Budapest's district 6 took place with 250 guests today. The official event celebrates the completion of the 23,663 sqm structure. Eiffel Square is scheduled for completion in September 2009.
Europa Fund II is the investor in Eiffel Square. The fund, which is managed by Europa Capital Partners LLP is backed by some 30 international investors from across the globe. The total cost of the development is approximately €45 million, including the development of the public square and cultural park at a cost in excess of €1 million. The project developers are ConvergenCE and the DVM Group. The general contractor is Herosz Zrt and the letting agent for the project's retail units is the international real estate advisor Cushman & Wakefield. Although five months from completion, interest in arguably the best located new commercial development in Budapest is already at a level of 20 percent. A study into the landscaping and development of Eiffel Square is being performed by the Climatology and Physical Geography Department of the Science Faculty at the University of Szeged. The study is aimed at ascertaining the micro-climatic (thermal, radiological, hygrometric, wind) conditions of the urban micro-environment (Eiffel Square), and performing a (quantitative) analysis of human comfort factors.
The purpose of the study is to develop a range of landscaping options which - taking into consideration the seasonal conditions - ensure a pleasant environment in which people can make use of the public space (for short rests, meeting up, sitting down for a coffee or a snack in a café or fast-food restaurant), so that they regularly visit the square for shorter or longer periods, making it one of their preferred venues for spending free time.
"The task of letting out the 4 500 m2 of retail space on the ground floor of the complex is greatly eased by the large park, serving as a venue for cultural events, the prime location, the easy access and excellent transportation links," said Viktória Szabó, head of the retail division at Cushman & Wakefield. "The international chains are showing considerable interest in the retail units located in the enormous park, which opens onto the Teréz krt. section of the Grand Boulevard. We are engaged in negotiations with a bookstore chain, a supermarket, and many others, all of which will add to the range of services offered by the office building, thus helping the micro-environment to take on a life of its own."
Antal Fekete, the Ybl Prize-winning architect at Finta Stúdió, which has been commissioned to design the building complex and surrounding park, said that an accessible, down-to-earth, but at the same highly exciting and original development is being implemented in the heart of Budapest. He noted that in the design stage a great deal of thought and planning went into the landscaping of the park, in order to create a complex, European-standard business, cultural and recreational area.
The glass-clad building of the Eiffel Square office building compliments magnificently the existing railway terminus building, designed by Gustave Eiffel. The style of the iron and glass building, constructed between 1874 and 1877 in the romantic style, far ahead of its time, will be faithfully echoed in the glass surfaces of the Eiffel Square Office Centre's facade.

EUROPA CAPITAL, with its seat in London, as the majority-owner of the EIFFEL SQUARE OFFICE BUILDING has announced these days, that the company is spending more than € 1 million for the development of the public square on the Podmaniczky street side of the West Station Square, in connection with the development of the office building.
"With the development of the Eiffel Square Office Building, the neglected middle town squares status will be settled, and the West Station square again will be positioned as its real worth."

On the other side of the recreation park CONVERGENCE CAPITAL / DVM Design as project developer have planed a 23.500sqm office, retail and gastronomic area with the architect of the excelsior building, the Finta Studio. Main aspects which controlled the work of the excellent architect team where the effectiveness and the flexible malleability of the building, which was kept in view because of the variety of the prospective tenants.
The development of the building has commenced in November 2007. The hand over of the five thousand sqm public square, and the project is planned for the summer of 2009. In the execution of the development and the fast construction is the professed benefit that surrounds the well-thought-out plans.
The design of the square, which resemble to an amphitheatre gives an opportunity to function as an open-air theatre or concert area in the summer time, and as an ice-rink in the winter time. A beautiful public square is under development which will create the Town an added value in aspect of cultural and both communal meaning.
